Understanding the Building Safety Act questions in the LPE1

The current version of the LPE1 includes questions arising from the Building Safety Act 2022 — certificates passing between landlord and leaseholder, remediation matters and related documents. They exist because building-safety status can materially affect a buyer, a lender and the flat's value.

Not every building is affected equally: many of the detailed provisions concern taller buildings, while others can be relevant more widely. The honest approach for a self-managed building is to answer what is known, attach what is held, and state plainly where something is not applicable or not known — rather than guessing.

Because this area is technical and still developing, it is also the section most often assigned to a managing agent or professional adviser. Peppercorn One presents the questions with plain-English guidance and lets you hand the section to the person best placed to answer it. Where legal interpretation is needed, take advice — this is one of the places where professional input genuinely earns its fee.

Peppercorn One provides administrative tools and guidance to assist with the preparation of management information. It does not provide legal advice. Users remain responsible for reviewing and approving all information before it is issued.
